Once you decide to move forward with the purchase, you will receive an invoice via email (or we can take a credit card over the phone) for the one-time document processing fee plus any agreed upon down payment.
Once the initial payment is received, we will create the document package and send it to you for review. After you approve the draft documents, both parties will e-sign the documents remotely via DocuSign. The package will contain THREE documents:
ACH (bank draft) or debit card are required for the monthly payments. A 3% loan processing fee for monthly ACH payments will be added to the monthly installment.
The monthly payments will start 30 days after document signing. Prorated property taxes will be included in the monthly payments.
Our automated payment system dramatically simplifies the monthly payment process. You can access our agreements as well as the amortization schedule. There are no penalties for early loan pay off.
Once the principal is paid in full, we deed the property to you as specified in our Land Contract and you own the land!

After the Purchase Agreement is signed, we'll notarize the new deed and provide proof that the deed has been notarized (i.e. photo, video).
Payment for the property will preferably occur via bank wire. We also accept credit card or PayPal payments for transactions below $9,000
Once funds are received, we will record the deed with the county. We record the deed electronically, so the process only takes about a day. Once the deed is recorded, you own the land!
We send you both an electronic closing package as well as hard copies for your records. ALL CASH SALES ARE FINAL.
